Exactly! I was advising a landlord friend today about this . I told her I would get her the info to pass to her tenants in arrears, and that she needed to ride some asses to make sure they apply......

I've learned in the last year, not to bet on the SCOTUS. All bets are off on just about any and all cases.

Your tenant will own that house and possibly any and all other houses you own. The courts will always side with the tenant. Being a landlord for more than 30 years, you have to jump through hoops when dealing with scumbags.

You've got to come up with something a little more creative. BTW, don't get caught. The tenants may not live in your house, but you won't be living in your home either.

None of my rentals are Section 8 housing. I've got a friend who owns more than 20 properties and every one of them are Section 8. I don't know how he does it.

Making them let land grow up to provide habitat or long legged rats, pheasants and ducks because the fudds lobby for it. Still can pay property taxes on that ground though.

Depends on the courts? Sided with us both times we had to kick a fucker out, and fuckers have been successfully kicked out. But then again, that's the only interaction we've had to have, so could be different for other shit...

It could be interesting, especially since you have a couple years after the government seizes the property, to pay the taxes and such and get it back...

Landlords need to start forming (or paying for) armed private security forces. And no, I don't mean ask the government for a permit. I mean just do it.

You speak like you've done this before? How many rental properties do you own? How many times have you had to evict someone from one of your properties? It doesn't work like that in my world. Keep watching TV.

What if you physically throw out the non paying tenant and within the hour have a new paying tenant move in. They can't evict your new tenant because of the moratorium 🤔

Even in the hood where you can actually hire goons to evict bad renters it still doesn't work that way.

Also the court will enforce their writ damages, typically by siphoning money from your bank account(s).
