I'm going to go look at a property on Saturday with Backseat Driver 6. I'm kind of overwhelmed at the possibilities of it. Please, bear in mind, I've got a few manly skills, being a mechanic not one of them, and no, this isn't zoned commercial. So think outside the box, and tell me what I could do with it, short of bribing the zoning commission and going to tech school for too long at this point in my life.

The kitchen (in the actual house, which is a bit non-descript, unlike the 50x30 garage) is a helluva kicker. I'm feeling like it's just full of so much WIN.

you can do a whole ton of shit. One thing is the in ground hoist. You should find out how old it is and make/model. It looks new enough but any in ground hoists over about 20 years old can be a EPA nightmare if that ever comes to be. You could be buying someone else's problems. They almost went the way of the dinosaur, above ground are superior in so many ways. the newer models have a thick plastic bath tub the ram sits in to catch any hydraulic leaks.

Lets see:

The vinyl siding up by the peak looks a little funky, might have to replace it all, or at least the overhead door side.
The insulation between the studs looks to be foam, not fiberglass. Replace.
The rock leaning against the studs doesn't appear to have taken a set, still usable.
Fiberglass insulation behind the tires looks used. Replace.
Floor substrates look sound. No basement?
Wiring in the studs appears to be 600 volt 2/12. If the sheath is yellow, yes. That's good.
The green and black coils? Not water PEX, they are blue and red. Wire Sheathing?
Windows are pretty.
Kitchen and living area, move in ready.
Might be a bit early in the project for a electrical inspection, ask for any current inspections (structure). Look at all services to see if the is an inspection tag, and what date.
50 x30 garage/shop? What are you waiting for, a handwritten invitation?
Do the tools come with it?

Viking appliances and KraftMaid cabinetry. It isn't big, but it's big enough. That's a six-burner with an attached griddle at the side.

It is the biggest they make...48" wide and 2 ovens. I have the exact one in 36" width. It has 6 burners and no griddle and 1 oven. It is quite the stove. Depending on what you use for pots, you may need to upgrade :)

I was referring to the entire kitchen. The stove is a gem.

Thanks for the breakdown. I'm looking real hard at this one even without the garage, and if we go for it I might press hard for inclusions. And you guys didn't get a look at the offshore fishing boat parked off to the side of the garage, either.

What a moron. :cry: My bad on that. Haven't seen one from that era for a loooooong time. Very nice. Rolled one my Jr year at the Modesto Reservoir. Rootbeer Brown with a White Hard Top. I think the tires were too big. :LOL:

Now where the hell is that belt............:eek:

The other current contender has twice the acreage, is out in the woods, has four bays, an in-law suite, and costs $65K less. Backseat Driver 6 is telling me that we can buy that kitchen. I know her, and I know that it's easier to slightly overbuy and get what you would want to have, rather than dragging her into a drawn-out renovation. Oh, and @sirhrmechanic she squawked when she saw her call sign. I said, "Relax, it could be ...



... Busenhalter." ;)
 
the place looks awesome and myself i think, with a portion being unfinished, you will buy it that way. save some money.
you are retired, you can build better than code and save money, and it be exactly like you want, awesome...

try to make sure to meet the neighbors before you buy
 
If you can go 65k less out in the woods with property, it's a no brainer GO THERE! I could get that kitchen into your new place in the neighborhood of $38k maybe less and have it done in 2-4 weeks. Kitchens and baths are hard to guesstimate as you can buy $200 faucets or $2000 faucets etc. but you can get into a very nice kitchen in the $30k range

I priced out the appliances at $24k alone, before installation and delivery. That's a monster bite in the ass of an estimate. I'm thinking that it might push it a little higher than what we're guesstimating it might take to replicate it somewhere else. The one out in the woods would require a positional swap between sink/dishwasher and stove/mic/hood to get us outside ventilation if it isn't already there and up through the roof. I've done a little research on ventilation options.

You should be in the $8-10k range on labor with a full service contractor, $3-4k in solid surface tops, $6-10k in Kraftmaid full overlay cabinetry with all the bells n whistles, $6k misc. (tile backsplash, faucets lighting. I was thinking more like $13k in appliances but just took a cursory glance when I threw that first number out there. I can't imagine pricing being terribly different from the Pittsburgh market(my AO) to the suburban Filthy market but I may be wrong. You might get up to $50k if you go balls to the wall all absolute top end.
 
If you get into granite, especially the exotics you can get into the 20K range on tops alone.

I personally recommend solid surface products as they are much easier on the structure of the building and much easier to live with in the long run
