    Thanks for the replies. Biggest concern is a developer or flipper getting the inside track before me. I don’t grasp how owner doesn’t sell the minute the ship is going down and recoup what is owed plus. Comps are in the high 8’s

    Why not use lump charcoal instead of briquettes? Longer burn rate at those temps and less ash.
