Anyone with tax/real estate expirence

I'm in the process of purchasing a home and my mother needs to transfer a large sum of money to me. Roughly $200,000. What would be the easiest way within incurring too much tax? I read something about unified credit. I'm in NJ if that matters. Any help would be appriciated.

Have the funds wired directly to the settlement agent/attorney, happens all the time.
