Got themselves an off grid cabin overlooking a beautiful, tranquil valley. After a week of "off gridiing" they have to go out and buy an old beater generator that backfires every time it is loaded or unloaded to run the heater. Generator echo's across the valley 24 hours a day. At night the generator is running at high idle...

I personally did take this photo. Modern day "Beverly Hillbilly's".....

Not sure if it’s work that brings you to Helena, or other reasons, but if your destination isn’t set, the northern panhandle of Idaho is fantastic. I grew up in Bozeman, and moved here for a job, and have loved it ever since. The people are nice, the state is rabid for protecting gun rights and personal freedoms, and the scenery is amazing. Dozens of lakes within an hour or two.
 
We looked into northern Idaho but it seems even more difficult to find a house than Montana.

It isn’t any cheaper for certain....
 
The housing market here has become completely unreasonable, both on price and availability, at least for now.

A lot of sellers are purposefully listing their houses at slightly under market value to cause bidding scenarios. The majority of homes are going for $20k-$70k over asking price.

I know some of the Storage Unit Managers in Montana. People are selling and putting their stuff in storage. Zero storage unit availability in my area. They could not build them fast enough so they are now bring in 40' Shipping containers and racking them up next to the storage units. Many of the older folks also have small places in Arizona or on the OR / WA Coast stored their stuff and sold the big house here.

The real estate, house building, storage unit's are all going to run in a cycle. Look back, they always do. Kind of like being on a ship heading into a typhoon... Batten down the hatches and ride it out where ever you are. You are late to the party to invest, buy precious metals or purchase real estate.
 
While true, staying put is not a valid option.

Moving will take place, the only question is where. Anywhere within MN is not the answer.

Imagine a grenade landing in your foxhole. While the environment outside of it may not be ideal, staying is even a worse choice.

That would be a good analogy.

In six weeks we will be heading out there for about a month. Maybe something will present itself within that time frame.

I read in the local paper a couple months ago that the average home price has increased 50% or so in the last year in Coeur d'Alene. There's basically little or no inventory of houses for sale.
 
Another consideration of the "West"... We are into a long term drought. In some instances of a home is located farther than 10 miles +/- from a fire station the fire insurance rates go up substantially. Log homes pay a premium for insurance. Different type of log home construction pay on a sliding scale because some are more expensive to repair after a fire.
Wild Land fires will be a big factor this summer. Photos taken today at my homestead. Temps at night are in the 20's. I'm running Rainbirds all day simply to maintain what moisture I have.

Should be $150k. Maybe...Could be a complete tear-down.
Cool area, shitty lot, should be 40-50k. No well, likely no on-property power.

Should be 70-125k. Punchline: "Sellers are currently living in their RV inside the shop...Owner is home most of the time and will leave for showings. They have requested showings to pre-qualified or cash buyers only."

Not many on that side of the state.

Look on practiscore. Three Forks used to do one, Jordan does a big team event, Lewistown hasn't done one lately, but they used to sell out the 80 spaces in a day or less for their annual steel match. Hope to see that one back on the schedule for next year.
 
We had planned to move to the Great Falls area but everytime a farm we liked came up for sale it sold before we could fly out. The last one got snatched up by a Chicom "company".

I grew up in Great Falls. I am allowed to call it mediocre falls because I grew up there. Good people and a good place to be from. The wind there can be unruly. And by unruly I mean at least 20-30 days a year (that is probably conservative) with sustained 30-40mph winds and the occasional "holy fuck it's blowing 70". Great Falls area farms are actually being bought out by our own local socialists, the Hutterites. They are kind of like the amish, but they are mechanized, don't pay their fair share of taxes, and claim some religious bullshit to get out of a bunch of it. They also exploit the shit out of our medical system. When I was a kid you would hardly see a Hutterite in town, it was pretty much forbidden. Every day occurence now as they have found a way to bend their beliefs to make life easier.


In summary, MT is fucked. I think SoDak is the new Valhalla for conservatives. Their Governor is way better looking than ours is too.

A lot of people mentioning South Dakota, which is on my list of states I have looked into, but not many Idaho or Wyoming.

My wife has somewhat ruled out South Dakota and Wyoming though. She really likes the mountains of western Montana.

I am less picky and just want out of MN. She is a bit more pragmatic and somewhat picky on where we land.

Well the range I am currently shooting hosts a ton of rifle events. It has a 25-200 range, pistol bays, bp range and a 300-1k range with a target pit that houses 20 target hangers.

I am not saying it has to have all of that. I just figured if I am out there for 3 weeks that I may take a rifle and put in some trigger time with the locals.

Oh, I am familiar with them. I have been twice, and both times were more stress than I would like to take on when partaking in a hobby.

When I shoot, I usually just load up some t posts and some steel and go shoot somewhere. Or just go shoot rocks, or rockchucks, or gophers or prairie dogs. I still have a few secret spots I like to go to.

Eh, most of them are good people, some colonies are shitty though.

They may not pay income tax, because they have no personal income. They still pay property taxes. They're supposed to be self sufficient, but that's about 50/50.

They do spend a ton of time in church, and have a crazy German/Russian mutt of a language.

Then again, the ones I associate with hunt and fish which they're not supposed to do.

That is one of my problems with them, they bend their "rules" to coincide with current society as they see fit, but don't have to play on the same field as the farmer next door when it comes time to buy land to increase their productivity. "Having no income" is a bit of fallacy, because I see plenty of them with cell phones and other niceties I wouldn't consider crucial to their religious freedom. They do have good hearts though, I remember a few years back a town in central MT got hit with a pretty good storm and they all showed up to help clean up.

I do have a funny story though about hutterites...specifically a gal. Back in the good ol days a buddy of mine and I got pretty tuned up at the county fair and he somehow managed to bed down a hutterite lady. She was so thankful for the interaction she knitted him a pair of socks and gave them to him the next day. No shit.

If they have a phone, it's provided by the colony. Typically only the bosses have them, but most of the time the kids will work on other places for cash to have a few things. The colony provides them a house when they marry, food, clothes, etc. In return they do their assigned job. It's essentially socialism on a small scale.


Knitted socks sounds like something they would do. I can't stop by without them forcing me to eat something.

Place is CRAZY busy during the summer from what I remember, it's probably a good thing. Think they said something about 4500 visitor entrance passes per day? Going to the Sun road is busy busy busy and parking at the top is terrible.
 
Yellowstone was a tourist shitshow last summer, way worse than years past.
The parks are a fucking nightmare. They really are.

If you want to vacation outdoors like a local, go into the Bob Marshall or Teton National Forest. Even the Bob was crowded last year compared to normal, but I think that had more to do with people wanting to get outside and away from the shit show. Once we were seven or eight miles in, there was nobody.

I've been wondering if our new Overlords are planning to enforce mask laws in the parks and wildernesses.
 
I think masks are only in the buildings. I read the rules but only recall that specific one standing out.

We found that when we visited Yellowstone and Tetons last year that if you were there at 6am and out by 10am it was very pleasant. After 10am was a complete zoo.

Early season so half the park was still closed but beyond post holing, the trails around the Western gate and central village were decent if you could get to them. Mammoth was wide open. Should have gone there first...

FWIW, had my son in laws G20 and a can or bear spray on all trails. Didn’t see shit that was people eating dangerous unless they was a cannibal in our midst...

My wife carries a Glock 40. I tend not to bother carrying a gun when I hike. If I am on a backpacking trip I will carry a 9mm because of other threats. I really don't worry about bears a lot.

The old governor had a statewide mask mandate, and lost his Senate run over it. The new guy removed the mandate, but counties can still have one. Gallatin is one of the few that does. Bozeman is a shit show. I honestly don't think it is the Californians as much as the Coloradans (also ex Californians.) The Californian areas are way more conservative. But overzealous LEOs are not uncommon here. Especially the game wardens. Some will get you for hiking without a recreating permit.
