Your tenant will own that house and possibly any and all other houses you own. The courts will always side with the tenant. Being a landlord for more than 30 years, you have to jump through hoops when dealing with scumbags.

None of my rentals are Section 8 housing. I've got a friend who owns more than 20 properties and every one of them are Section 8. I don't know how he does it.

Litigating is just one small issue. They can actually press charges and you would find yourself being in jail. It all goes for the tenant in my neck of the woods.
What if you physically throw out the non paying tenant and within the hour have a new paying tenant move in. They can't evict your new tenant because of the moratorium

ALL of this is about getting rid of the private landlords. Investment groups are buying up vacant homes, hiring property management organizations etc.
Even in the hood where you can actually hire goons to evict bad renters it still doesn't work that way.
Also the court will enforce their writ damages, typically by siphoning money from your bank account(s).
