    So I just had our second home completely remodeled, painted, new kitchen, back-splash, tile work..you name it. This was in anticipation of renting it out and then hopefully selling it in the next 1-2 years as the market in the area is picking up and nearing our predetermined 'get out' price.

    To get the ball rolling I figured I'd post an ad on various sites online advertising the rental. I gave a VERY detailed description of the home, location, room dimensions, amenities, whats nearby, where it is as far as subdivision and cross-streets....everything. THis is in an upper middle-class area of town with a decent monthly rent payment, so the responses I received started to confuse me. Within a day, I start getting emails inquiring about the home that fall under one of the following categories:

    1 - Asking a million questions that are plainly mentioned in the actual ad or the actual title of the ad, such as, how many bedrooms does a 3/2 have??!? I opened one email to what looked like the essay portion of the SAT. I just deleted it.

    2 - Grammar/spelling that would make a 4th grader with a solid C average, feel superior

    3 - People that self disqualify themselves within the first 2 sentences asking if the home is zoned to run their dog grooming business that they do at home out of, or if it would be ok to sublet the home after 6 months because he only needs it that long.

    4 - People that want pictures of every square foot of the house and you never ever hear back from

    5 - People that want to rent the house 5 months from now


    So a few actually slipped through the apparent web of idiocy and scheduled a time to come by and see the home. Here's how that went.

    #1 - Absolutely, positively HAD to see the house TODAY ASAP!!>!.!! Asked me 5 different times if the dining room was big enough for her dining room table (as in, I should have somehow knew how big her table was). I told her the dimensions were in the ad, and gave her the dimensions to the dining room THREE times on the phone. Shows up 45 minutes late, smells like she smoked an entire carton of cigarettes on the way over and says her table won't fit with a look on her face like she was about to accuse me of putting drywall up while waiting for her in order to make the room smaller. Next.

    #2 - Calls me back 3 times after scheduling a time to come over with more questions. Never shows.

    #3 - 70 year old guy that is retired from the .mil and has a <32 year old Spanish chick with him. Obvious green card magic going on here but whatever. He looks around and says he'll take it. I get his info, approval to run background/credit and find he has $67,000 in outstanding collections. Apparently when he got divorced to go chase young ass he just decided to stop paying for anything that was jointly in his and the wife's name. After notifying him that I cannot rent to him due to his unresolved credit issues he proceeds to call me where I explain everything to him and tell him that if he feels this is in error to contact the credit bureau and his creditors. He then proceeds to email me throughout the day first starting with the info for his attorney that I should call who will tell me everything with the divorce is being worked out (ok, and?) to then practically begging me to allow him to rent the house because he's being evicted within 2 weeks. Wrong answer.

    #4 - A couple with no kids and both have good jobs. They look at the place and 45 mins later call me and say they want it. Great! They give me their info, credit release, etc. Everything looks fine and is good to go. I get a copy of the lease over to them and don't hear anything for a day; they then send an email asking for certain things in the lease to be changed. Changes are made as they are minor and lease is sent back. All of a sudden I start getting emails from the wife who used to 'manage rental units' blah blah blah about the lease and that her attorney said not to sign it. Oddly, its the lease the Bar Association and Realtor Association for the state I am in use; not sure what the issue is and why you are freaking out thinking I'm out to rob you. They never reply after I note that this is a widely accepted lease, the terms are what THEY initially requested and all the changes they wanted were agreed to. Chances are something happened and they don't want to sack up and tell me. Next.

    #5 - Couple comes over where I've talked to the guy a few times. They moved to the state recently for his job, they want somewhere nice to live as he's growing his business, blah blah blah. Comes over all dressed up with his hot bodied girlfriend (shes a model! - I think they mentioned that THREE times) and wants the place. I get their employment info, credit authorization, etc. Apparently he left his state for his new job of, avoiding the warrant in his previous state. She has 2 arrests for prostitution. Get the fuck out.

    I haven't even rented it out yet and I want to burn the fucking place down. Holy shit.
     
    Will the basement be big enough for my gun collection and reloading equipment??? I want to run a gun-shop out of the garage, and a commercial reloading endeavor out of the basement. My dog needs a dog door, and I need to have a large fence in the back yard so she can run free. Oh, and does the water system have a filter??? I can't stand chlorine.
     
    Sorry but I had a great laugh at your expense. Renters can be dicks, its a crap shoot getting the right ones in. On the flip side, I remember when I used to rent. Had a couple of good landlords but the rest of them were assholes. Those "leases" I always found to be extremely lopsided to favor the landlord to the point of being ridiculous. Being a homeowner now for some time, I've learned that I would never EVER rent again. EVER. Nor would I want to deal with tenants. Rather have my dick stuck in a zipper before I did either.

    I know what you mean, man! I am SOOOO glad to be rid of the entire rental property debacle that my family and I tolerated for many years.

    One damned blithering idiot, criminal, degenerate jackass (or multiple such fine O2 thieves) wasting our time and costing us money day after day after...well, you know what I mean.

    While the money wasn't all that bad and occasionally we got to rent to some really great people, the accompanying headaches, worry, bull$#!T, etc. just weren't worth it in the long-run. Good riddance and lessons learned!
     
    I remember plainly the woman who called many years ago (I used to have two rental properties) asking to know if I had an issue with pets.

    When I asked her what manner of pets, she responded, "Cats."

    "Okay, ma'am, I don't have an issue with cats, although I'd prefer them to be declawed, at least the front paws. How many cats are we talking about?"

    "You don't want to know."

    "Oh, ma'am, but I do if you're going to be our tenant."

    "Um, uh, err ... twenty-seven?"

    No, I didn't rent to her, but I almost would have preferred to rent to her rather than to the dizbang that we did rent to. Sheese!
     
    Welcome to the wonderful world of the landlord where everyday is an adventure. Been there done that and glad I don't any more. Even got burnt by a realative. Never again.
     
    Renting is easy...............getting the rent, that's a whole nother ball game.

    Something I learned the hard what, don't rent to relatives. Bought a house to get my step daughter out of welfare apartments. Charged her $250 a month, for a three bedroom house.

    Sometimes she paid on time, but in twelve years I can count those times on one hand.

    So she gets a new boyfriend who is not fond of me, they move out and take ALL THE APPLIANCES with them. I was gonna sue her, but it would have taken food out of the mouths of my grand kids.

    Have four pit-bulls and four cats. Can you hold it because I didn't get my deposit back from my last landlord. Some stupid BS about interior doors chewed up at the bottom of the doors and cat urine smell.

    To the OP... They have these places known as Rental Property Management Companies for a reason. Need a list of some in your area?

    Beat me to it. Get a rental agent....they do this day in day out and know exactly how to avoid deadbeats and how to handle they when they slip through.

    I had a rental that the guy left for 4 days and locked his 3 wolf hybrids in the basement, then moved out cause the shit was an inch deep. That was really nasty...They even jumped up and ripped the insulation out of the ceiling. He also destroyed the Warm Morning gas stove. I think it safe t say he's lucky I never found him.

    And for the 'stop whining' crowd, you just make me smile. I'm sorry that expecting people to have an IQ over room temperature and not have an arrest record for prostitution is being whiny; I'm sure you'll find someone that will look past that and rent to you - it just won't be me.
     
    My Stepson was going to buy houses for rentals and asked me what I knew.
    I had several houses when I lived in Colorado and after 10 years said "No More!".
    I told him he'd experience the best and worst of people and not to do it.
    He didn't listen to me when I told him not to marry his wife either.
    If it was easy, we'd ALL do it.

    Be sure to check with several. Some charge 10% plus extra fees when they have to re rent etc. Theres one locally that just charges a flat 8%...it adds up.

    I thought about buying a rental once. Then I came to my senses and decided to save up a few extra years to buy rental farmland I could shoot/hunt on too.

    My in-laws rented their upper middle class house when they moved to another city for work. Left it in the care of a rental management agency. Five years later when they moved back, it took $30,000 to make it livable.

    No thanks.
     
    My mother died last July. I was her power of attorney then her executor of her estate. (My brother lives out of state and didn't want the headaches.) My adopted nephew and his "girl friend" were living there watching after her. I told him I wouldn't just throw them out in the street. I would give them a couple of months to find a place. A couple of times a week I called to see how the search was going. After 3 or 4 months it was just voice mail and he would call back in the car or somewhere I couldn't hear what he was saying. I started going up there every few weeks. He always met me outside at the front door.

    Long story short, after 8 months I went to the judge and had papers served on them both. Then the judge gave them 10 more days. It was 9 months before I got them out. No rent was ever mentioned. I just asked them to pay the utility bill. That even stopped after a while. When I finally went up to check the house they had left a mess in every room but Mom's. Their dog had pooped in every room. Needless to say I changed all the locks. There is still 2 truckloads of furniture and clothes. I'm over it.

    I know alot of people who are decent folk that live paycheck to paycheck and complain less - Then someone who has enough to afford so much comes around complaining.....I dont want to hear any of it!

    I have 2 rentals, in a middle class neighborhood, and I have been fortunate so far with good tenants. One time I didn't have the time to mess with the application process (while building a new house with a pregnant wife!) so we had the local ReMax agent find a tenant. Cost us the first month's rent but all I had to do was sign a lease agreement and start collecting rent.
    Good luck, keep calm and sort it out. I'd almost say if you're dealing with that crap you're not asking enough for rent!

    My dad had rentals and I used to take care of them when I was old enough to drive. Renters suck. When I moved to Texas I sat on my house in CA after I had every thing redone: new roof, hard wood floors redone, and everything repainted. It was suggested to me to rent the property out. My wife heard this and thought it was a great idea. Fuck that shit! Been there done that. I paid a mortgage and rent for a year till I sold that place. Lost my ass and it could have been worse if I rented it out. In CA it takes an act of God to evict somebody and I could have lost more than what I did.

    As far as owning more than one house and you should shut the fuck up. Fuck that shit, my Dad worked his ass off to earn those rental properties. I can afford to do it too, but never will. However, people that think no one should own more than one property should shut up because they are not able to afford to do so. Well work smarter and harder, some day you can rent to some fuck who thinks you shouldn't own more than one property. Then you can watch them fuck your shit up and complain about it.

    That is one of the most stupid fucking things I've seen posted here in awhile. Some aren't as blessed as others and it has nothing to do with the decisions one has made in life. Sometimes bad things happen even to really good people. Pull your head out of your fucking ass...

    It is true that bad things happen to people. However, life has taught me that most of the time it is people making uneducated decision that get them where they are in life. A lot of people are not blessed and are able to make more than just making it. Some of these people never finished college or even go to college. I work for a guy that owned a landscaping company he got his GED at 16 and started his business. I worked for him and he was only two years older than me. By the time he was 24 he was worth over a million dollars and drove a Porsche. Steve Jobs never finished college and became a millionaire. So, you don't have to be born into money to make it.

    If one has these qualities, and applies them in a dignified fashion, chances are that same someone will progress in life and reap the rewards therein. It is up to THEM what they do, and also up to THEM what they share. And this here place USED TO BE a reasonable exchange of somewhat like-minded individuals who discuss matters. That is why this is called the Bear Pit, and this is what it is for.

    For all of ya'll who're still learning what that puberty process is/was for, and how to get along with others in the real world, while wearing the 'big-boy' socks and hats..... maybe you should read/listen more, and speak/spew less?

    So based upon someones length of membership and success that allows them to say whatever they want? No one shit all over anyone's success which is what amazes me and yet some guys tell someone else to quit fucking whining because they're successful and now they're the bad guy...

    Intrepid, don't worry about it. I was expecting things like that to come up as well, I'm used to it and think its funny. I'm 34 and retired, it takes alot more than that to get me excited; but apparently trying to just rent a nice house to normal fucking people is a job for Mother Theresa.

    Looks like my realtor pal is coming through already and listing it tomorrow on MLS and whatever else they do for rentals for nothing more than the actual listing cost, so that will save me over a grand right there.

    How about this, I'm 30 and with the exception of putting myself through college. Pay as I went, it took 6 years starting when I was 22, I made shitty life decisions until I was 28. In just two years of smart decisions my life has greatly improved 100 fold. Although, I always had a job and never bitched about other people who had it better either. I just wasn't applying myself like I could have been.

    All the "it's bullshit, you're lucky, you've never had to work, etc" comes from people who feel entitled to prosper, you know equal opportunity, equal outcome.
