Sadly, for those of us in the Tampa Bay area, those "non deed restricted" properties are few and far between, especially in nearer city suburbs. I mean, property in and of itself is being gobbled up by developers who want to impose deed restrictions (and HOA's to enforce them) in order to attract the right kind of buyers. One has to go out to the "boonies" to get a good 5-10 acre plot that isn't deed restricted. And out there, you're dealing with Infrastructure issues, DIY utilities, etc. etc. Maybe that's the price you pay, but....
didn't think there were any 5-10 ac parcels within driving distance of tampa. and yes ALL HOAs suck and i would never get into a property that had one.
 
That's Barksdale AFB, a few miles from my home. Both my parents retired from there.
We used to ride dirt bikes on the old Camp Claiborne base. The north end of the base was the range for the A10’s stationed at Barksdale. They sound like a Honda CR500 when they make a pass with the 30mm. Awesome! 😁👍

Well. within 1hr driving distance of Tampa (in Henrando County). Perhaps a few in northern Pasco County (where I live). But one must be careful. There may be something wrong with the parcel itself. Otherwise, one would think it would have already been sold/developed by now.

We'll see.
