Lack of foresight. If the OP knew he was way under-market, he should have been saving the difference, for the day something like this comes up. It WILL.
He'd have enough to install a new water heater, and replace the window. Prick or not, the guy did buy him a house to live in, and is subsidizing it by renting at a loss.
Besides, choosing to live in a high-dollar Resort area, is a serious mistake anyway.
 
Since you have renters insurance why are we having this conversation? Call the insurance company and put in a claim for the window and the roof and see what they might cover. And consider getting a public adjuster to help you wirh the roof claim (they will say it’s hail damage and seek coverage for you). And upon further reflection, since your rent is “well below market value” and it sounds like you don’t want to leave, just fix it and move your day along. And I agree with another post above that a broken window with nothing stolen would appear mighty suspicious to any landlord, who might think that your wife threw a coffee mug at you one morning and Missed and hit the window. As a landlord and a lawyer, that’s what I would could reasonably surmise. OR You could also rent a now available 3 bedroom place in Edwards about 20 miles away but that’s $5500/month. So your location and rent sound very good. Conclusion: you got yourself a good deal there so fix the dam window and the roof leak and be glad you are not 20 miles away paying $5500 month or more. Or move to a new town and get a new job? :)

I wouldn't waste my time filing a claim with renters. They're contents policies and aren't going to cover damage to someone else's building, especially not for damage someone else caused to someone else's building. A public adjuster can't change that.

1) Legally it is on the Landlord.

2) His landlord can more than afford to cover the cost of a 1000$ window if he pays 3000$ a month insurance.

3) In my experience renter's insurance didn't cover damage from a burglary only (some) of my lost possessions. Also they lowballed everything.

Personally I think 1000 is nuts but Vail is nutty pricing so who the fuck knows.

I can’t understand the fucking complaint here. Spends his own money to give this guy an affordable place to live and then complains the landlord won’t fix something that is not his fault either. I have been a business owner for over a decade and have went above and beyond to help a great employee but have never seen anything like this. It would be great if your employer could see this. Then you have the audacity to call him a dick. Might want to look in the mirror to see the real DICK in this story.
 
This whole situation sounds like a shit show.

Sounds like the landlord could barely afford the place, and talked the renter into moving in. Smart landlord, to be honest because he can skip all renovation costs because he knows he has the renter over a barrel for both cost of rent AND at work. Probably the smartest person alive.

Landlord is only renting for cheap because he is the boss of the tenant and can skip the majority of big renovations because his tenant is kind of fucked.

Boss buys a rental and decides to cut into his profits by renting it to you for well under market. Now there is a issue where he normally would have the $ to fix it, but now he has to pay more for you to live there.

Again if I was in your shoes I would be replacing a window and say thank you.

Yes the landlord is responsible, but id say you are obligated morally. That's if there is such a thing as morality left.

Housing is a common problem, since ski area ownership is a huge real estate pyramid scheme...inflating real estate market is the core biz model...

but the biz needs ski bums to run the hill/town to keep bubble going...and and RE inflation makes enough money to pay for ski bum housing subsidies...

The value of biz without ski num employees is not as high, because its part of the theatre of the whole deal .

Btw, a ski bum is any working class or normal wage that is under x% local housing avg cost.

So eg $2m housing market, $90k wage still a ski bum...your not buying a house 20x annual income...

We have a few rental properties.
I would get the window fixed for my tenant.
You claim it back on expenses for tax, anyway.
Some property owners are just slum lords.
We had one tenant that backed into the garage door, absolutely refused to pay to fix it.
I just repaired it, rather than fuck around with her bullshit.
I didn't renew her lease, stupid games win stupid prizes.

Actually, you are thinking of Aspen, we have more trust-fund types and people who mostly want to stay out of the spotlight. And there are some good conservative people here. But I'm here for the money. Back to Idaho someday.

I lived in this neighborhood before my current boss bought this house so I wouldn't move away.
No, he can't do the work without me or someone like me we've tried to find a replacement so I could leave.
I'm not going to leave him in a bad way. He pays me a shit tone of money.
I refuse to pay more than what I'm paying to live here, IT IS FUCKING INSANE WHAT IT COST TO LIVE HERE NOW and I refuse to play the game.
So he asked what I was willing to pay, I told him, he chose to buy a fucking mansion on a golf course so when he sells it he'll make bank.
So no I don't feel the least bit bad for paying, what is considered now, a great deal on rent. This was our agreement before he bought a 1.3 million dollar house.
Some of you guys have no idea what it takes to recruit good employees to move up here and do work that keeps this place in business.
Yes, the cost of living up here is high but I did the Denver thing for years, fuck that place, I'm a country boy, fuck city life.
I have owned houses, I have been a landlord (you can have that shit too), and I have been a business owner.
And some of you fuckers may not know this but yes, a person can become so skilled in an industry (actually multiple related industries) that you can become nigh irreplaceable, especially in a remote location.
Almost forgot, I see the numbers, I know how much money I make him. With my salary and rent, I'm still getting fucked, but I'm home by 5 and don't have the headache of being a business owner again.

And fuck you guys implying that I'm responsible for the broken window, the window was fine when I left for a 10-day vacation, got home and the room was freezing, saw broken glass on the floor, and fresh tracks in the falling snow, called the cops, cleared the house when he arrived. The alarm wasn't going off when we got home so we figure he never left the bedroom because the hall motion would have gotten him. No glass breaks or window sensors, so he would have had to open the bedroom to the outside door to set it off. Keypad right there, he could see it was armed.
 
No one is saying you are responsible. What everyone is saying is it's a hell of a lot cheaper and smarter to pay for a window than quit your job and move to another state. But you do you. Also by your logic all rent should be at 1980s prices because "the mortgage has not gone up"

I hate to argue with you but two different people implied that me or my wife throwing a coffee cup did it. But yes it is an awesome place, and I kill elk and can shoot 1000 yards plus within just a short drive. Until this I've never had any trouble with crime, we sleep with the windows and doors open all summer, and leave the keys in the cars in the driveway, Well we did:confused:

When my old landlord refused to fix SHIT, I'd get it taken care of. However, I would deduct that amount from what i owed for the month & also include a copy of the receipt/invoice. He'd throw a shit fit, but STFU & go on his merry way.

This is how we handled things before, I may have forgotten to mention he started all this by saying he was not going to pay to fix it, that pissed me off, especially since I have been taking semi-cold showers for 6 months and probably breathing mold spores for years now.
